Emergency?

If there is fire, a gas smell, or danger to anyone, leave the home and call 911 from outside. Then call Kellbro at 816-935-9595.

Urgent repairs: 24 hours

No heat, no water, an active leak, or a lock that fails: call 816-935-9595. Routine requests are scheduled within 72 hours.

The resident system is operated for Kellbro by a property management software provider. Any payment processing fee is shown before you confirm a payment. Kellbro never asks for your password by phone or email.

Your rights · October 2026

24 hours notice before entry

Kellbro gives at least 24 hours notice before entering your home for repairs or inspections. In an emergency, such as an active leak, we may enter sooner and will tell you what was done.

Seasonal · October 2026

Before the first freeze

Keep the heat at 55 degrees or higher when you are away, keep cabinet doors under sinks open on very cold nights, and know where your water shut-off is. If heat stops working, report it as urgent: we respond within 24 hours.

Need a payment arrangement?

If you expect to be late, call 816-935-9595 before the due date. Payment arrangements are easier to set up before a balance builds, and we will tell you about rental assistance programs we know of.

Renter’s insurance protects your belongings

Kellbro’s insurance covers the building, not your furniture, clothing, or electronics. A renter’s policy covers your belongings and your liability, often for a modest monthly cost.

City resources · October 2026

Healthy Homes inspections

Every Kellbro home in Kansas City, Missouri holds a Healthy Homes rental permit. If you report a concern to us and it is not resolved, you have the right to request an inspection from the Kansas City Health Department. Kellbro does not retaliate against residents who report conditions.
